Brevard County Clerk of Court Recording Notification Service

You likely know what identity theft is, but have you heard of property fraud?
In cases of property fraud, criminals use forged documents like fake deeds to steal ownership of a property from its rightful owner, often without the owner's knowledge. When scammers manufacture ownership of properties, including vacant land and established homes alike, they take the opportunity to sell or rent the property or even take out a second mortgage; and the property's true owner can be left with ruined credit, foreclosure, and a grueling legal process to reestablish proper proof of ownership.
Florida consistently ranks in the top 10 states in property and mortgage fraud. A high volume of unoccupied vacation homes, senior residents, and consistently high sales volume make real estate in the area a prime target for opportunistic criminals to steal property ownership. But don't let that deter you from living in the Sunshine State--the local clerk of court is ready to help keep you and your property safe.
The Brevard County Clerk of Court & Comptroller offers a free Recording Notification Service to alert you when new documents are recorded that match your property address. Registered citizens can request monitoring for up to 10 different names or property descriptions so they can easily protect their homes and land.
After you sign up for the Recording Notification Service, it's a good idea to remain vigilant. Here are a few steps you can take to monitor any activity against your property's address(es):
- Work with a reputable title company and title attorney at the closing table. A trusted title company will conduct in-depth research to ensure a clear chain of title, thoroughly verify the identities of all involved parties, and secure the property with title insurance.
- Make a point of regularly checking your records with the local clerk of courts.
- Move quickly if you notice anything out of place. Common signs of property fraud at your address include missing property tax bills or notices, receiving foreclosure notices when your property is paid in full, or receiving notification of ownership changes.
