South Beaches

South of Spressard Holland South Beach Park along the barrier island begins the area of Brevard County referred to as South Beaches.  Although South Beaches share the Melbourne Beach zip code, these communities are worlds away.  This small portion of land attracts young families and retirees alike searching for the perfect Florida lifestyle. White sandy beaches, tropical landscape and slow traffic give this area an island feel. Families enjoy swimming, surfing and the seasonal ability to watch sea turtles hatch along the shore line.

Residents enjoy close proximity to some of Brevard's best beaches.  Sebastian Inlet State Park, a top-notch saltwater fishing spot, features three miles of incredible beaches for camping, picnicking, scuba diving, snorkeling and world-class surfing.  Eleven time world champion surfer Kelly Slater includes Sebastian Inlet as one of his favorite places to surf!  Coconut Point Park is a 36.9-acre community beach side park located ~5 miles south of US-192.  This amenity rich park is a popular sea turtle nesting site. Amenities include a picnic shelter, restrooms, and outside showers. Coconut Point park is wheel chair accessible and popular with birdwatchers.

There are many popular unincorporated communities along this strip of land including Melbourne Shores (east of the town of Grant-Valkaria) and Floridana Beach (just south of Melbourne Shores) as well as some luxury oceanfront condominium complexes and waterfront single family homes.  Just west of Floridana Beach is Indian River Lagoon Preserve State Park, home to the most biologically diverse estuary in North America.  These critical wetlands and salt marshes help to maintain water quality, house diverse wild life and minimize shoreline erosion.

Recent surges in the ocean front real estate market have brought an increase in building and rapid development in the area. Melbourne Shores' home for sale values have remained strong as the term "Location, Location, Location" summarizes this area's strength.
